Buying a home can be an exciting but also overwhelming experience. It’s important to have a clear understanding of what you’re looking for and what to expect during the buying process. In this day and age anyone can find a home. But not just anyone can get that home at THE BEST POSSIBLE PRICE with THE BEST POSSIBLE TERMS For YOU.
Step 1:
Initial Consultation
- Define Agency Relationship
- Determine your wants and needs
- Discuss financial qualifications
- Review blank contract
Loan Pre-Approval
- Obtain loan pre-approval letter from lender (Not a pre-qualification)
Home Shopping
- Set up email notification, Check out off market properties or exclusives
- Tour properties that you consider “ideal”
- Learn current market values
- Review Seller disclosures, prelim title report, natural hazard report, home inspections (physical and termite)
Find ideal home and make offer
- Review comparables (most recent sales of similar homes)
- Discuss appropriate strategies together
- Prepare money deposit (typically 3% of purchase price)
- Sign seller provided disclosures as acknowledgement of receipt
- Construct offer
- Write personal letter to seller (Optional but recommended)
Step 2:
Present and Negotiate Offer
- Make offer at the best possible price and let me negotiate for you
Submit purchase information to Lender
- Submit contract, addendums, counters to lender
- Submit escrow and title information
- Confirm timeline with lender
Open Escrow (if not already open)
- Submit contract, addendums, counters
- Send buyers contract information
- Escrow officer will email & call buyer with wire instruction
Underwriting and Appraisal
- Underwriter reviews files, may ask for additional documentation
- Appraisal is ordered by lender and will contact listing agent within 1 to 4 days to schedule home visit
Home Insurance
- Select home insurance carrier and coverage
- Provide escrow info for submittance of proof of coverage
- Remove Contingencies (if any)
Step 3:
Sign Documents
- Loan documents will go to title
- Sign loan documents and closing costs settlements with Notary
Down payment and loan funding
- Your final funds for down payment and closing costs are wired to escrow 2 to 3 days before close
- Lender funds loan
Recording/Transfer of title and close of escrow
- Deed is recorded by the county recorder office
- Get your keys to YOUR new home!!!
